What is your due diligence in regards to Sex Offenders?

How far should you go?

 

Scenario #1: You are under a listing agreement with Client A. After listing the property you become aware of a sex offender living in the home next door. 

 

ABC Agency calls wanting to show your listing, do you make the agent aware of the sex offender living next door so that they can tell there client or do you trust that they have done there job and given there client the required  Sex Offender Registry disclosure to verify the information themselves? 

 

What if a customer calls you direct about the same listing, do you handle it the same way?

 

Scenario #2: You have entered into a Buyer Agency agreement with Client A and have provided the required discolsure in reference to the Sex Offender Registry that directs them to the local sex offender website for more information. Client A wishes to view a property that you know has a sex offender residing next door.  Do you share this information with your client or have you already done your due diligence by providing the sex offender disclosure?

Saturday, January 30. Magic Show at Cromer's.

Cromer’s will kick off it's 75th Anniversary with a fun-filled day of magic benefiting Ronald McDonald House Charities. Cromer’s will open its warehouse, which is rarely open to the public, on Saturday for two magic shows at 10:30 a.m. and 2:00 p.m. Magician John Tudor will dazzle crowds of all ages with unbelievable new tricks and old magic tricks inspired by those James Cromer, the second generation owner of Cromer’s, invented many years ago. Saturday, January 30. Auntie Karen Celebrates African American History.

Auntie Karen Celebrates African American History with The Columbia Museum of Art, CSAM (Center for Southern African-American Music) & USC's Art Institute. This event is free however; museum admission applies to tour the museum galleries. The program features local performers specializing in jazz and gospel, poetry and visual arts. “The Shops at Auntie Karen’s Place” feature local vendors throughout the program. Saturday, January 30 & Sunday, January 31. USC Basketball.

Monday, February 1. Village Idiot Fundraiser.

The staff and owners of The Village Idiot Pizza & Pub are hosting a fundraiser for the American Red Cross 2010 Haiti Relief Effort from 4 pm until closing. 100% of food and drink sales will be donated to the Red Cross, as well as the voluntary $5 donations at the door. They will also be accepting tax deductible cash donations. Not only will the Village Idiot be serving its delicious and famous pizza, but there will be live music featuring members of Columbia’s local favorite band, Shallow Palace, along with other guest musicians. Thursday, February 4-Sunday, February 7. Ringling Bros. and Barnum & Bailey Circus!.

Free Fridays at the world famous Riverbanks Zoo

Looking for something to do on Friday with the kids out of school for there 3 day weekend? Free Friday at the Riverbanks Zoo just may be the ticket. With the warmest temperatures of the year (sunny 64) forecasted for Friday I know this is where we will be.

"The Free Fridays program is a way for Riverbanks to give thanks to the residents of Richland and Lexington counties for their support of the Zoo and Garden," said Satch Krantz, executive director of Riverbanks Zoo and Garden.

Riverbanks Zoo is a special purpose district and receives funding each year from the taxpayers of Richland and Lexington counties. To qualify for free admission, Richland and Lexington county SC residents will be asked to show proof of residency with a valid ID or a copy of their property tax statement. All other visitors will be charged regular admission.

Start the New Year with a free trip to the Zoo

Start the New Year with a free trip to the Zoo. Riverbanks’ Free Friday program begins this Friday, January 2 and continues through February 27. Each Friday during the months of January and February residents of Richland and Lexington counties will receive free admission to Riverbanks Zoo and Garden.

 
“The Free Fridays program is a way for Riverbanks to give thanks to the residents of Richland and Lexington counties for their support of the Zoo and Garden,” said Satch Krantz, executive director of Riverbanks Zoo and Garden.

Riverbanks Zoo is a special purpose district and receives funding each year from the taxpayers of Richland and Lexington counties. To qualify for free admission, Richland and Lexington county residents will be asked to show proof of residency with a valid ID or a copy of their property tax statement. All other visitors will be charged regular admission.

Riverbanks’ Zoo winter hours are 9 a.m. to 5 p.m. daily. January and February make for a great time to visit the Zoo because many of the animals are most active during the cooler winter months. There are also several indoor exhibits where guests can step in from the cold. These exhibits include: the Birdhouse at Riverbanks, Aquarium Reptile Complex, Gorilla Base Camp and Koala Knockabout.
