Columbia's largest open house of new homes is the annual TOUR OF HOMES sponsored by the Home Builders Association of Greater Columbia. According to the State paper today and the South Carolina Realtors Association report.

Columbia SC-area home sales continued to fall in the first two months of 2008, but declines elsewhere were steeper, the South Carolina Realtors reported Thursday.

The report, which included both January and February numbers, showed typical sales prices were 3 percent lower in January than they were in January 2007, but rose 6 percent in February. Statewide, prices fell about 5 percent in January, and rose 1 percent in February.

The number of homes sold fell 7 percent in January and 9 percent in February in the Columbia area. Statewide, the declines were 21 percent for January and 19 percent for February.

I know other areas are having much larger home sales dropped. What a great time to be a buyer and a bad time to be the seller.

Midland South Carolina, Lexington SC

Saturday evening we were at the ball game with my sons baseball team. The winds were howling and the clouds were threatening. Bottom of the 4 Th inning and Its getting worse and I'm starting to worry. Doppler is indicating some bad weather. A Pop fly caught and an out that ends our game on mercy rule (our win go PPL!). The rain starts and everyone rushes to there cars to head for safety.

This was the extent of our brush with weather while others In SC were just beginning. More than 46,000 homes were without power by later that day. And many are now without a home. My sister lives less than 3 miles form the Tornado in Branchville. Thank God they are ok.

The clean up will continue today and putting the pieces back for others may take months. Lets all pray for these people that were devastated and If we can, lend a helping hand. South Carolina rarely sees this type of event. Bless all of you that were touched by this disaster and I hope you are all safe.

REO Listings and Investors in Lexington South Carolina

I have been fortunate enough to get a pre listing list of REOs in Lexington SC. I use these to advertise for buyer leads. The response is tremendous in terms of leads but I am finding I field a lot of emails and phone calls from want to be investors. I have recently started to ask for Proof of Funds and Letters of Intent. The true investors are looking for good deals and I have no problem getting this information from them. But 90% of the calls the investor has no clue because he just finished Carleton Sheets program. So if this is something you are working I hope this bit of advice helps!

Anyhow I am posting this to let you know most of the Banks I have contacted are ready and willing to give out these REO lists. This is a great way to build investor leads and the savvy buyer leads. And you can get a few listings from the bank!

Looks as if we may have some rain for the traditional flow of green beer and good eats in five points downtown Columbia. But this probably wont deter or slow the annual festival much. Over 30,000 people are expected to attend.

Also on the calendar is the annual Home and Garden show. Lots of well known speakers and seminars on gardening. Many displays on home products that keeps us up on the latest gadgets for our home.
