Lexington South Carolina Market Report March, 2009 Area 11 zip code 29072 of Lexington County.

Lexington South Carolina Area 11 zip code 29072 Is still thriving with very little job loss or business closure. We are a strong community to live in with today's economy. Because of the prestigious Lexington 1 School districts rankings in South Carolina we will remain stable with a small appreciation of Real Estate Values over the next few years. Lexington SC is still a very sought out community.

75 homes were sold in Lexington South Carolina 29072 zip codes in March, 2009. That's really a great number for such a small part of Lexington County. County wide there were 106 sales. The average selling price was $156,753.00 with 40 days on market averages.

There has been very little foreclosure in the 29072 Lexington SC market and short sale are not normal. There are a few but not many. Expect to pay near market prices with some seller concessions being made. The largest portion of great deals are on homes above $250,000.00 with builder distress being where the deals are. I know of several Builder Distressed sales in Lexington South Carolina on high end executive homes.

Inventory levels are still good but are depleting at a faster rate with buyers starting to get off the fence.

All in all 2009 is still looking great for Lexington South Carolina home owners!

Lake Murray South Carolina Fishing Report April 24,2009

  • Bream: Excellent. Shell cracker fishing remains very strong in 2 to 10 feet of water in the back of most coves, particularly up the lake in Newberry and Saluda Counties. Use red worms and night crawlers or crickets.
  • Catfish: Good and getting better. Drifting cut bait across flats 5 to 15 deep is putting a mixed bag of blues, channel catfish, and white cats in the boat. A few fish are still deep but many are making their way to shallower and warmer water. Also free lining cut bait around the towers has shown some bites on blues. And you can catch Blue Back Herring around the towers using sabikie rigs.
  • Striped Bass: Good. Fishing on the lower end of the lake has improved, and live bait and buck tails are both working fee line the live bait on points. Up the river there is still good schooling activity being reported, and free lining is working from Billy Dreher Island on up. We had great luck on Holywood Point.
  • Large mouth Bass: Good. Large mouth bass fishing has improved as temperatures have risen, and the bite is pretty hot. Many fish have already moved towards the banks and with the warm weather more are coming daily. Texas-rigged worms, Carolina rigged worms, and jigs are popular choices around the docks and brush.
  • Crappie: Good to excellent. Down the lake crappie action has improved, but up the rivers the bite is strong.  Some Big and Little Saluda fish are still up against the banks and the bite is on fire when you find them but some fish have spawned and moved back out.Try 8-20 Feet with a slow troll.  High water conditions mean that traditional cover is flooded, but there may be too much good crappie cover in some areas. Look for grass and fallen trees.
  • With the warm tempatures this week the bite is going to improve greatly on Lake Murray so if you havent been you need to get out and go!

Friday, April 24. Columbia Design League: Runaway Runway: A Recycled Fashion Show. This second annual fabulous and funky fashion show and fundraiser will feature designs of recycled or reused materials. Designers from high school students to grandparents "strut their junk" at 701 Whaley Street. In one evening, Runaway Runway will once again debunk any notion that high fashion and environmentally sound design can't go hand-in-hand. Refreshments and cash bar will be available. Friday, April 24. Finally Friday Concerts. Break out your dancing shoes and come unwind in the fresh spring air with Johnny Glenn and his band, The Chasers (formerly Table for Two.) Friday, April 24 & Saturday, April 25. A(ugusta) Baker's Dozen. Kimberly Willis Holt will be the featured guest for the 23rd annual A(ugusta) Baker's Dozen-a celebration of stories! Holt's first novel, My Louisiana Sky, was an ALA Notable Book and an ALA Top Ten Best Book for Young Adults. It also received a Boston Globe-Horn Book Honor Award. Her second novel, When Zachary Beaver Came to Town, won the 1999 National Book Award. She is also the author of Keeper of the Night. The two-day festival features a lecture by Holt and storytelling for families, featuring regional and local storytellers. Both events, which are free and open to the public, will be held at the Main Branch of the Richland County Public Library.

Friday, April 24 & Sunday, April 26. Inherit the Wind production by the Arts at Shandon. Inherit the Wind is a fictionalized account of the 1925 Scopes "Monkey" Trial, which resulted in teacher B.T. Cates' arrest for teaching Charles Darwin's theory of evolution to a high school science class. Famous lawyer Henry Drummond defends him; fundamentalist politician Matthew Brady prosecutes. Saturday, April 25. 23rd Annual RiverFest Run/Walk for Epilepsy. The 5K Riverfest Epilepsy Run/Walk will be held at the Riverfront Park (Huger and Laurel Streets) at 8:00 am. It is going to be an exciting day with fun, friends and live music! Through the Riverfest Run/Walk, the Epilepsy Foundation hopes to raise enough money to send children to their valuable summer camp, while promoting awareness about epilepsy. Saturday, April 25. Congaree Art Festival. Offered in conjunction with Artista Vista, this show and sale of work features contemporary art by more than 20 of South Carolina's best studio artists. Saturday, April 25. Camp Kemo Fundraiser featuring Mighty McFly. A renowned band, food, drinks and lots of 80's music...all to benefit Camp Kemo! How else would you want to spend your Saturday night? The goal this year is to have at least 1,000 people attend this awesome fundraiser with ALL proceeds going to Camp Kemo! Tickets are $10 which includes food and a cash bar will be available. Builders Just dont get it! A lexington SC Home sale tale

Builders Just don't get it! A Lexington SC Home sale tale.

I almost cringe every time I see the words "Builder will pay closing cost with preferred lender." First let me say that I do have preferred lenders as after 15 years in the Mortgage industry you cant really get by with much on financing that I haven't seen. So get your pencil sharp and play it straight.

My Lexington South Carolina First Time home buyer has very little of his own cash to work with. Getting married, finishing college and trying to plan a honeymoon has depleted there funds. And they want to buy a Lexington South Carolina home to start that new life. They have 100% Rural Development financing approval from Bank America. My Lexington South Carolina Market has plenty to offer first time home buyers that can qualify for Rural Development Mortgage loans. So off we go to view some homes.

They loved a new construction home in Persimmon Grove and all that was left to do is negotiate the closing cost and the builder and I had a new happy customer. Well it wasn't that easy! And it never happened.

With a full price offer the builder didn't want to pay $2,000.00 in closing cost UNLESS we used there preferred lender. That was fine too, until we got the good faith estimate that was $1,711.00 more in closing costs than my preferred lender. The customer would have saved a huge $289.00 dollars but they would also have to spend 1711.00 more to close. That makes them bring $1,422.00 more out of there pocket to close on the Builders home. UHHH My Lexington South Carolina First Time home buyer has very little of his own cash to work with! What do you not get Mr Builder?

So now we move on to find a homeowner or a builder willing to work with a 100% Rural Development home loan. Its really simple Mr Builder! With 100% financing and the Builder paying all closing costs and the buyer paying all his prepays, you would have sold this inventory home in Persimmon Grove. Do you just not get it?

Lexington South Carolina first time Home buyers need to shop around for there mortgage when looking at new construction. Or have a Realtor that knows the mortgage savings that you can get. Is using the builders preferred lender really saving you any money? In this case NO! It would have cost $1,422.00

Log ON and Chill out

Feeling anxious, depressed and having sleepless nights? In a time when economic insecurity stress's us to the max or that little thing just irks you that shouldn't. Log on and Chill out!

Here is some news for you, I'm in therapy. Yes Therapy (most of you knew I needed it)

A short session every day keeps me stress free and resting well, it just a great way to unload!

What Kind of therapy are you doing you ask? MOODGYM! Well whats MoodGym?

MoodGym is free web based sessions for depression, anxiety and sleeplessness. Studies have shown this new way to get inexpensive and healthy relief on line to be very effective. Most web based stress relief programs are reported to give just as much relief as typically gained by a face to face session with a therapist. It also suggests that on line therapy works just as well as pills for sleep problems, and there's no side affects!

I'm really not in Therapy as I don't need it (unless you ask Chip) But if you are feeling overwhelmed and looking for an alternative to pills or high cost face to face therapy. I do suggest you try this on for size. Sleeping well and less stress is a tip we all can use!
