Would a Rat Swim It?

I had an interesting situation the other day. I was asked to do a "rodent" inspection. I have never before, specifically, done an inspection for, in this case, Mr Rat. However there is a first time for everything.

The interesting thing is why I was asked to do this. A refinance is taking place. An appraiser came in and looked in the crawl space and he saw some torn insulation on a heating duct.

As inspectors know, appraisers too I guess, this does have the look of chewing vermin. So far it seems like we were dealing with a pretty much on top of it appraiser. Maybe we were.

But when the bank ordered this "rodent" inspection, I went out to the home. First I found the crawl space with the torn insulation. Sure enough, there were signs of rats. But then we get to the more interesting part, at least in my book. Walking around the house I found another very visible crawl space door. It was rotted away. It had a hole in it the size of a saucer.

When I pulled the cover off, thinking I would go in there too, I discovered that it was the most water I have ever seen in a crawl space in my life. There were polywogs or bugs or something swimming in the water. The water was 6" deep.

I put my camera down there and, obviously the water was not merely at the entry.

So my question is this: Did the appraiser, since it was inaccessible, just exclude that wet crawl space and not bother to call for a further inspection? Or did he report the water and the bank ignored that information, not knowing that water in a crawl space is bad? It is strange either way because long term damage from that lake will probably far exceed damage from rats. Maybe the rats will drown.

4th of July Celebration on Lake Murray, what a show

4th of July Celebration on Lake Murray is a must do. If you have a boat this is the best way to view the dazzling fireworks display amoungst the 1000's of boats scattered all over the lake.

2009 Event Schedule:

Approximately 12:30 p.m.- the Annual Boat Parade will leave Bomb Island as it parades towards the Lake Murray Dam in Lexington SC and passes each park site for public views. Entry Judging will take place just past the Irmo Park Site at the Dam, parade judges will be on board the Southern Patriot (the lead boat). Winners will be announced via a live call-in on 98.5 FM.

To print off a registration form for the 2009 Boat Parade click here - it is FREE to participate! Come and join us!

The Parks will open at 10:00 AM and you can stay all day for the best seating and enjoy a day on the shores of Lake Murray Lexington SC. Bring the charcoal and the towels. Also enjoy some fishing!

Friday, June 26-September 27. Cleve Gray: Man and Nature. A 30-year retrospective of noted American painter Cleve Gray, will be on view at the Columbia Museum of Art from June 26 through September 27, 2009. The exhibition illustrates the full progression of Gray's practice as he developed his signature gestural style between 1970 and 2004, the year he died. Man and Nature is the first comprehensive touring exhibition of Gray's work and is the only museum exhibition to date to focus on his mature abstraction. The 47 paintings in the show follow the development of the artist's color-based abstractions, forged out of introspection, his responses to his extensive travels, and his deep understanding of European and American modernism and Asian sources. I recently needed a new banner for my sons USSSA travel baseball team. I called my normal suppliers and got several quotes as usual. Then just as most consumers do today I key worded exactly what it was I needed. A banner. I sent out several emails for quotes and customer response. Well what I found was the best of both worlds. Get Ready - Homebuyer Credit About to Expand!

Im all for it as well!

Via Dawn Maloney, ABR (RE/MAX Commitment):

What would happen if the 1st Time Homebuyer Tax Credit was for $15,000 instead of $8,000?

What would happen if the credit was available to EVERYONE, not just first time buyers?

What if it were retroactive to Jan. 1, 2009????

It looks like we are about to find out:

Wall Street Journal reports here...

Will it loosen up the really good inventory because homeowners could move up?

What would happen to prices?

Will it bring out more buyers?

Or will it all still stall due to JOBS?

What do you think? It looks as if this time, the $15,000 Homebuyer Credit will succeed. It has bi-partisan support. Tell your representatives in Washington how you feel about it right away. This may be in effect in the next 60 days.

Very good.  The bluegill and shellcracker spawn is well underway.Look for fish in water as shallow as a few inches and down to about 3 feet, with most fish seeking out shallow water for the spawn. For bluegill use crickets and for shellcracker fish sections of nightcrawlers or troll slowly throwing jigs for a mixed bag.
  • Striped Bass: Good. Striped bass are schooling around the dam, in the Ballentine area and around Beaver Creek. Free lines, down rods, and cut bait off points is also catching fish. Try drift fishing on the main river channels and off the main points. It is really getting good! Trolling is also offering some good catches. During the day cut bait fishing in 20 to 30 feet of water off main lake humps and points is working for numbers of fish.  Other anglers are turning to night fishing over suspended lights with live herring on down rods.
  • Largemouth Bass:fair. Fish are moving into a summer pattern.  Some of the biggest fish may have returned to deeper water. Early in the morning there is good topwater action, particularly on buzzbaits. Later in the day Carolina rigs thrown up on points are a very good choice.
  • Crappie: Good. Good numbers of crappie fishing over brushpiles 10-20 feet deep with jigs and minnows.  The fish are feeding best early in the morning or in the late evening.  . This has been a hard season on Crappie fisherman. Just strange is the only way to put it. You are either on them or your not with no middle ground. 
  • Catfish: Excellent. The Lake Murray catfish bite is on fire and lots of 2 to 8 pound channel and blue catfish are being caught fishing with cut herring and nightcrawlers in the shallows all over the lake. 
  • Saluda River Trout. Good. Catches have picked up and the stripers are now starting to get to the top of the river. Striped bass. Excellent. The big boys are up in the cooler tailrace.Use herring and drift fish. Keep in mind you cant keep any till September 30. Smallmouth Bass: Good and getting better try jigs and lures in the rocks around shoals. Water flow has been high at times so check SCEG flows before going.

Lake Murray is well above 358 and close to 359. 360 is full pool.
